CCTV News: A reporter visited Shenzhen and found that during the holidays, many new real estate projects in Shenzhen have ushered in a peak in customer flow. With the new national standard for residential construction on May 1, consumers' standards for choosing houses are also increasing.

At 10 o'clock in the morning, the reporter came to the site of a new real estate project located in Luohu District, Shenzhen, and the marketing center was already full of people. In just 20 minutes, the project successfully sold two apartments.

Home buyer Ms. Wu: On May Day, my apartment has discounts, which is more than tens of thousands (yuan) cheaper than before, so I decided to start decisively and said that I must take it down today.

In order to seize the sales opportunities during the May Day holiday, many properties in Shenzhen have chosen to open in a concentrated manner recently and launched a variety of promotional activities.

Duan Ruwei, deputy general manager of a new real estate project in Luohu District, Shenzhen: We also informed the customer of a "May Day" activity before "May Day", so many customers chose "May Day" to buy after visiting it in the early stage. Judging from the morning, the overall number of customers increased by about 30% compared with the usual weekends.

At the site of a new property project in Bao'an District, Shenzhen, Mr. Fan, who is looking at a house in a model room, told reporters that his goal is to find a house with a high housing rate.

Homebuyer Mr. Fan: We chose this place, one is the price is the right price, and the other is the higher usage rate, which is much more comfortable than the house we live in now. It should be (percent) 88 (a house rate). I never dared to imagine that more than 70 square meters (square meter) could achieve such a three-bedroom design.

Many home viewers told reporters that the new national standards just implemented have raised the benchmark for the new properties that have been put into the market. Hard core indicators such as house rate, floor height, and multi-functional balcony are their focus. The reporter visited many new properties and found that the newly launched projects have improved in terms of housing yield and apartment design.

Wu Jifeng, marketing director of a new property project in Bao'an District, Shenzhen, Guangdong: Each of our households has a relatively large balcony, and there is a better landscape outside the balcony, and the indoor housing rate is basically about 90%.

In addition to clarifying a series of technical standards for residential construction, the new standards also put forward requirements for the comfort, greenness and intelligence of residential buildings. A design leader from a new real estate project in Nanshan District, Shenzhen said that in order to meet the standards of these "good houses", their future competition will focus on green and low-carbon and use a large amount of new building materials.

Shan Cheng, the design director of a new property project in Nanshan District, Shenzhen: (Project) reduces building energy consumption by 15% compared with the national standard through the comprehensive use of high-end aluminum panel curtain walls, (low-radiation glass) and sponge cities. In terms of healthy residential standards, we use laminated hollow glass and prefabricated partition walls to make indoor noise control 10 decibels better than the national standard.

Industry insiders said that as "good house" projects that meet the new standards enter the market one after another, new purchasing power and potential improvement demand will be further stimulated, and competition in the new housing market will intensify.

Song Ding, a senior researcher at the China (Shenzhen) Comprehensive Development Research Institute, believes that in the long run, more and more developers will improve the quality of the entire housing from the aspects of overall apartment design, building quality and surrounding environmental transformation.
